Have you or your parents been holding onto SW Florida property with no intention of ever using it? The time to sell it is now while the owners are alive and of sound mind. The property may not be worth a whole lot of money, assuming it’s vacant land not on gulf access canal, but the expense associated with trying to sell it after it has been left to heirs via a will, may likely eat into the value by far too much.

Florida is a probate state. Property left to an heir by will must be probated by the courts prior to any transfer of ownership taking place.

I’m currently working on a situation now where the market value is $6500 however the property was never probated after it was left to the heirs in the will. About $1500 in charges is now necessary to get the property through probate.

If you have vacant land in Cape Coral or Lehigh Acres that you never intend to use, and you’re getting along in years and plan to give the land to your children or others after your death, please do them a favor, and sell it now. You can always give them the cash after your death if you wish. They will appreciate it much more than hiring an attorney to probate the property before they can sell it.

  1. Home buyers decide to not buy your home before they ever see it in person.

Let’s face it, virtually no one buys a home site unseen. What sellers don’t realize however is that more than 90% of all buyers shop homes online. Now they may not decide to buy your home after only viewing it online, however they do decide NOT to buy your home after only viewing it online.

Case in point. Three of my last four buyers viewed less than 4 homes in person before entering into a contact to buy one of them. They weren’t uninformed buyers! They performed their due diligence online and didn’t waste time viewing homes in person that didn’t meet with their approval online. The quantity and quality of your online presence matters more than you know!

  1. When buyers actually visit your home in person, it’s just a commodity to them. A house if you will, but not a (their) home. Buyers establish an emotional connection to your house (now seeing it as their home) once they decide to sign their names to an offer to purchase. Never before though.
  1. Buyers who view you home in person, know in less than 5 minutes from arriving that they do not want to buy your home. 
  1. Buyers almost never offer as much for your home as they are willing to pay. They offer what they hope you might accept. How much they are willing to pay can only be determined after an effective negotiation. (If you’re not an experienced, highly effective negotiator who knows the local market inside and out, hire a Realtor who is.)
  1. Buyers are uncomfortable getting a feel for your home, when you are present during showings. Oh they may be polite, but they can’t wait to get out of there so they can say to their agent “wow that was weird”. Hint: if you must let them in, take a walk down the street so they can get a feel for your house to see if it might suit them as their home. Buyers shop within a range of specifications, but they buy based on emotion. It has to FEEL right!

Lower Interest Rates – Good News for Homebuyers!

Average 30-year loan rate falls to 3.89%

 Housing Interest Rates Drop

Average U.S. long-term mortgage rates fell for the fourth straight week, a continuing boon for potential homebuyers.

Mortgage company Freddie Mac said Thursday the nationwide average for a 30-year mortgage declined to 3.89 percent this week from 3.97 percent last week. It is now at its lowest level since May 2013.

Rates are about a half-point lower than at the beginning of the year, when the benchmark 30-year rate stood at 4.53 percent. Rates have fallen in recent weeks amid economic slowdowns in Europe and China, and the start of a recession in Japan.

The average for a 15-year mortgage, a popular choice for people who are refinancing, declined to 3.10 percent from 3.17 percent last week.

1 low interest ratesMortgage rates have been falling despite the recent end of the Federal Reserve’s monthly bond purchases, which were intended to keep long-term interest rates low. An improving economy led the Fed in October to end the program that it launched during the 2008 financial crisis. Fed officials also have indicated that they will continue to hold shorter-term rates at near-zero levels until signs emerge of rising inflation.

The Fed’s latest survey of business conditions around the U.S., released Wednesday, showed that the economy kept expanding in October and November, helped by solid gains in consumer spending, manufacturing and overall employment. The survey found many areas of strength and, for the first time this year, the report didn’t see a need to qualify its summary of growth by using words like “modest” and “moderate.”

To calculate average mortgage rates, Freddie Mac surveys lenders across the country between Monday and Wednesday each week. The average doesn’t include extra fees, known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount.

The average fee for a 30-year mortgage was unchanged from last week at 0.5 point. The fee for a 15-year mortgage also remained at 0.5 point.

The average rate on a five-year adjustable-rate mortgage fell to 2.94 percent from 3.01 percent. The fee was steady at 0.5 point.

For a one-year ARM, the average rate declined to 2.41 percent from 2.44 percent. The fee held at 0.4 point.

How to pay off your 30 year mortgage in 15 years.

Paying off your mortgage in half the time is easier than you think. Actually, it’s really quite simple, although this advice is rarely ever given to the public. Every one of my clients who closes on a home with me on a 30 year mortgage loan receives this guidance from me and today I want to share it with you.

Early Mortgage Pay OffSurely the main reason that most home buyers select a 30 year loan over a 15 year term is not because they prefer to pay the mortgage twice as long. They make this choice because of its affordability since a 30 year loan has a much lower monthly payment than a 15 year one. The other reason to choose a 30 year over a 15 year is more flexibility. If you’re committed to a 15 year term with your home loan lender when some unforeseen event occurs where all of a sudden your income drops will mostly likely be stuck making the higher payments. This also means you will be unable to refinance into a 30 year which would lower your payments. However, If you were committed to a 30 year mortgage and make additional principle payments on your own, you can immediately halt the additional principle you’ve been sending to conserve cash.

Let’s take a look at the two different options using a $200,000 mortgage loan as the example. For simplicity sake I’ll leave out real estate taxes and insurance and instead just focus on the principle and interest associated with the two different loans. I’ll also use a typical interest rate in today’s market (summer 2014) for an owner occupant home loan.

Mortgage Pay Off Calculator SWFLA $200,000 loan with a 30 year payback at 4.125% would be $969 per month

A $200,000 loan with a 15 year payback at 3.375% would be $1,418 per month

The simple formula is just this. Every month when you review your mortgage loan statement from your lender, find the amount of the payment that is slated to go towards your principle. Hint: it’s usually the smallest amount of all!

The first monthly payment on your $200,000, 30 year loan at 4.125% will be $969 plus or minus a few cents, and not including taxes and insurance. Of that $969, only $282 will go towards your principle balance. Now while your payment will remain the same for the life of the loan, the amount that goes towards principle and interest will change as your principle balance is reduced.

Add $282 to your payment. You’ve just made 2 months of payments. Do this same thing every month, and your 30 year or 360 month mortgage just became 15 years, or 180 months.

Cutting home loanFurther examples:

Next payment the very following month –

Now because you made 2 principle payments, one that was required, and one that was your extra, your new principle balance is now $199,436. Your required payment is still $969 but the amount that will now go towards the principle is $283. Only $1.00 more, but at this pace you’ll pay off your 30 year mortgage in 15 years.

Yes, of course as time goes on the additional principle does become more of a burden. Although it will get better down the road. And at that point you’ll have made quite a dent in not only your principle balance, but in the years required to be mortgage free.

Final example:

5 years or 60 payments made, each including an extra month of principle. Your principle balance will be approximately $160,000 as opposed to $180,000 had you not been making the extra payments. When your principle balance is around $160,000, the required payment is still $969, though $415 +/- is what is going towards principle now. If you’re still committed to a 15 year payoff, your extra principle payment is more than it was in the beginning, but remember; all these principle payments are equity in your home.

Even if you are not able to continue to increase the amount of your extra payment, you’ve dramatically reduced your balance and, your loan will pay off years ahead of schedule saving you thousands of dollars in interest.
