The annual Well-Being Index by Gallup-Healthways shows the best communities in the company to find happiness by looking at the 190 biggest communities in the U.S. to determine the most comfortable place to call home.

The rankings analyzed five different facets of well-being: purpose (likely to learn new and interesting things), social (having supportive relationships and love in your life), financial (managing your economic life to reduce stress and increase security), community (liking where you live, feeling safe and having pride in your community), and physical (less likely to have depression over their lifetime).

Should home buyers call the listing agent when making a home purchase?

The short answer is NO!

Cape Coral Home Buying TipsBeyond that, let me start by stating the obvious, that all real estate professionals are not created equal. While you certainly may end up dealing with an agent who is helpful and honest, he or she has made a commitment to represent the seller’s best interest in the sale of their home.

It’s like going to court and using the other side’s attorney. Think about it, you just wouldn’t do it! Oh sure, a few buyers believe that if they deal directly with the listing agent, that they will be able to get the home for a lower amount because the agent will reduce their commission with not needing to pay a cooperating broker. While this may occur, don’t count on it! Though regardless, there is still no experienced real estate pro protecting your interest.

In all honesty, many buyers don’t have any idea the ways in which a good experienced real estate professional looks out for their interest in a contract negotiation. Most buyers think that the price is about the only thing in play. Wrong! Every real estate transaction is about price and terms, including timelines for inspections, appraisal, loan approvals etc. My experience tells me that all buyers need guidance. Even those who don’t think they do. Sometimes especially those who don’t think they do!

Bob Ashworth photo cardIn addition, effective negotiating takes practice. Most people buy or sell one or two, maybe three homes in a lifetime. A full time real estate professional is writing and negotiating real estate contracts every week. If you have your thumb on the pulse of the market and negotiate dozens to hundreds of deals every year, go ahead and make an offer with the list agent. Otherwise, tap into the experience of a good buyers agent assist you with your real estate purchase. The best agents of course are the ones who list and sell homes as well as work with buyers to make a purchase. For instance, I use my experience with buyers on other listings to counsel my sellers on the current mindset of the buying public, and vice versa.

As an added bonus, in virtually all cases, including shopping for a builder to build your new construction home whether it be on your own lot, a lot you purchase, or a home in a developing community; your agent’s commission will be paid by the seller, or builder as the case may be. What many people fail to realize is that the Multiple Listing Service or MLS, is the greatest networking platform ever devised. All Realtor listings get uploaded into the MLS by the listing agent, with a cooperating commission amount clearly displayed to any and all other Realtor’s in that area. While the listing agent may not yet have a buyer for that new listing, maybe one of the thousands of agents associated with the MLS is already working with a buyer looking for a home just like that.

So the next time you are going to buy a home, commit yourself to working with a good experienced Realtor. If it’s SW Florida where you’re buying, I’ll be happy to help you. My pledge is that I will never try to sell you a home; I’ll help you buy one. The one that is right for you and your budget.

Everyone want to know how long it takes to sell a home!

I get asked a lot – How long will it take to sell my home? or What is the average days on the market to sell a home?

Homes for Sale Cape Coral FLWhat is the average days on the market? Is a question on most sellers minds prior to listing their home for sale.

They confuse 90+/-  days of average time on market with meaning that most homes, or more importantly their home will take 90 days to sell. 90 days average means that many homes (the ones that were priced right) sold in the first 2 to 4 weeks on the market, however many others sat on the market unsold for 4, 5, or 6 months or more, which then helps comprise the average days.

If the Realtor that you are interviewing concurs that the average days on the market are, whatever they are, and that yes you should expect to sell in and around that time frame, you need a different Realtor!

Besides who wants average anyways?

Home ValueHere’s the bottom line. A home that is priced right for the current market, well exposed and marketed with good quality photo’s and a virtual tour, should expect to be under contract, or pending sale as some call it, within the first 2-6 weeks max on the open market.

In most markets and certainly here in my market in SW Florida, Cape Coral, Fort Myers and Lee County there is a large pool of buyers anxiously waiting for the right home for them to come on the market. Most buyers do their due diligence of visiting many homes before making a purchase decision. So the supply of homes that is on the market and therefore “unsold” for one reason or another, has been vetted by the pool of buyers. When we list a new home for sale that is priced right, boom! The pool of buyers immediately notice the new listing. If we hit the price right, multiple showings will begin and offers to purchase will follow.

The bottom, bottom line! Most sellers are unwilling to accept what the true value of their home is when they first list it for sale. So, we list a little higher than we should, then after 4-8 weeks when the seller begins to realize that maybe it’s priced higher than the buyers are willing to pay, they agree to reduce it. Homes are not like beef or wine. They don’t need an aging process to make them more enjoyable or desirable.

How many days will your home be on the market? Well that’s entirely up to you.

Florida still top destination for international buyers

WASHINGTON – June 19, 2015 – In 2014, U.S. foreign homebuyers purchased fewer properties year-to-year, but they spent 13 percent more money on the transactions they chose, according to the National Association of Realtors® 2015 Profile of Home Buying Activity of International Clients.

“In 2014, sales transaction to buyers outside of the U.S. dropped 10 percent, possibly due to the strengthening of the U.S. dollar in relation to international currencies and weakening foreign economies,” says NAR Chief Economist Lawrence Yun. “However, the amount of money spent has increased. This means international purchasers in the U.S. have become an upscale group of buyers, spending more money on fewer homes.”

Florida Real EstateFlorida continues to lead the U.S. in total unit sales to foreign buyers, but its numbers dropped a bit in 2014, according to NAR. One in five foreign buyers (21 percent) bought a home in Florida, compared to 23 percent one year earlier.The number is down from a 2011 peak of 31 percent.

The change, in part, results from a change in the makeup of foreign buyers. While Canadians tend to favor the Sunshine State, the weak Canadian dollar has made Florida purchases relatively more expensive for them. In addition, Chinese demand has skyrocketed, though the Chinese tend to pick locations along the Pacific Coast.

In 2014, five countries accounted for 51 percent of all purchases by international buyers: China, Canada, Mexico, India and the United Kingdom.

For the first time, buyers from China exceeded all other countries in terms of units purchased and dollar volume, buying an estimated $28.6 billion worth of property. Buyers from Canada followed with $11.2 billion in purchases, followed by India with $7.9 billion, Mexico with $4.9 billion and the U.K. with $3.8 billion.

For the period of April 2014 through March 2015, total international sales were estimated at $104 billion, compared to the previous year’s estimate of $92.2 billion – 8 percent of the total U.S. existing-home sales dollar volume.

International buyers tend to purchase more expensive properties with the average purchase price being $499,600, compared to the overall U.S. average house price of $255,600. Chinese buyers typically purchased the most expensive properties, at an average price of $831,800.

Thirty-five percent of Realtors reported working with an international client in 2014, up from 28 percent in 2013.

About 46 percent of reported international transactions were intended for primary residences, 20 percent for residential rentals, and 26 percent for investment rentals, vacation homes or both. Global buyers also purchased properties for commercial rentals and as residences for children studying in U.S. educational institutions. Indian buyers were the most likely to purchase a primary residence (79 percent), while Canadian buyers were most likely to purchase property as a vacation home (47 percent).

While Florida remains the top destination for international buyers, California comes in second with a 16 percent share, Texas with 8 percent and Arizona with 5 percent.

The majority of international purchases (55 percent) were made with all-cash, compared to about 25 percent of all purchases made by domestic buyers. Mortgage financing tends to be an issue for non-resident international clients because of a lack of a U.S. based credit history or Social Security number, difficulties in documenting mortgage requirements, and financial profiles that can be different from those normally submitted to financial institutions by domestic residents.
