Cape Coral lots with new assessments for city water and sewer

If you own property in SW or NW Cape Coral which has recently been assessed for public utility betterment of city water and sewer, contact me before paying your balance in full.

There is demand for affordable land that will soon be served by city water and sewer. The assessment balance can and very often does transfer to the subsequent property owner. Then the balance, which will be automatically added to the annual tax bill, is gradually paid over 20 years.

Think about it! Many of these buildable lots have a current value of $12,000 to $15,000. We can sell those lots and transfer both the benefit and burden to the buyer. Should you decide to pay off your nearly $19,000 assessment balance in its entirety, you must now sell the lot valued at $12,000 for $31,000. Bear in mind that there are no comparable sales to support that sales price. In addition, people will part with $12 or $15,000 fairly easily to own a piece of land in Cape Coral. The fact that city water & sewer will be available really soon will be another benefit for the buyer. Their burden is that their annual tax bill will include an additional amount of approximately $1500. Not a big deal. It pales in comparison to forking over $31,000 up front.

The same principle applies to homes, although it’s not as dramatic.

Have you or your parents been holding onto SW Florida property with no intention of ever using it? The time to sell it is now while the owners are alive and of sound mind. The property may not be worth a whole lot of money, assuming it’s vacant land not on gulf access canal, but the expense associated with trying to sell it after it has been left to heirs via a will, may likely eat into the value by far too much.

Florida is a probate state. Property left to an heir by will must be probated by the courts prior to any transfer of ownership taking place.

I’m currently working on a situation now where the market value is $6500 however the property was never probated after it was left to the heirs in the will. About $1500 in charges is now necessary to get the property through probate.

If you have vacant land in Cape Coral or Lehigh Acres that you never intend to use, and you’re getting along in years and plan to give the land to your children or others after your death, please do them a favor, and sell it now. You can always give them the cash after your death if you wish. They will appreciate it much more than hiring an attorney to probate the property before they can sell it.

Florida is your happy place, a new survey shows

Because you’re happy — at least if you live in Florida, according to a list compiled by HomeAdvisor, a Golden, Colorado-based company that matches contractors with owners who need work done to their homes.

In the spring, HomeAdvisor surveyed 17,629 homeowners across the country, asking them 87 questions to assess how happy they were in their homes.

They found contentment came from three factors:

  • how accessible the house is to important local services and attractions;
  • how safe, diverse and well-knit the surrounding neighborhood is;
  • how comfortable, affordable and well-functioning the home itself is.

Based on those criteria, Florida was in the top 10 states for happy homeownership, ranking sixth.

Outranking the Sunshine State were, in order, California, Washington, New Mexico, Colorado and Arkansas.

The least happy states were Mississippi, Maryland, Indiana, New Jersey and Delaware.

Miami ranks seventh among cities

The survey focused only on the country’s largest cities; breakdowns for the Naples and Fort Myers weren’t available.

However, of 36 cities nationwide, Miami ranked seventh and West Palm Beach 15th.

But other recent surveys have pointed to the Naples area, at least, as a place to find your bliss.

Southwest Florida communities

Last month, the Naples-Immokalee-Marco Island metro area topped the annual Gallup-Healthways State of American Well-Being survey, which measured everything from physical health to a sense of security in 190 metro areas nationwide.

Naples was particularly rich in people who think their community and social ties are strong and who have a sense of purpose, the study found.

Florida ranked 12th on the list of happiest states, the Gallup-Healthways survey found.

In 2014, two economics professors from Harvard and the University of British Columbia analyzed data from the U.S. Centers for Disease Control and Prevention and a number of other studies measuring self-reported life satisfaction, controlling for income, race, education, marital status and family size.

The Naples area was fourth on that list of happiest places, after Charlottesville, Virginia; Rochester, Minnesota; and Lafayette, Louisiana.

America Migration to the South!

Trends: More Americans heading south

florida-realtors-logo-280WASHINGTON – A rising number of Americans are heading to southern states, lured by a combination of warmer weather, affordable housing, lower taxes and less congested cities, according to a new report published by RealtyTrac called “The Next Great Migration of ‘Housing Refugees’ On the Move.”

New census data confirm the findings. Since 2014 alone, more than 1.4 million people have moved to the Sun Belt, mostly from the Northeast and Midwest, according to Census Bureau data.

That marks a stark difference to previous mobility trends. For more than a century, Americans predominantly headed west to cities such as Los Angeles, San Francisco, San Diego and Seattle. But lately, that migration trend is taking a turn south.

“This 20th century movement west, which has dominated American demographic patterns for decades, may now be reversing itself in the 21st century as rising housing costs, stagnant job creation, restrictive land-use laws and no-tax states pull Californians, Midwesterners and Northeasterners eastward and southward to less costly regions and more business-friendly states in the Sun Belt,” RealtyTrac’s report notes.

Americans are fleeing pricey coastal states like California and New York and heading to states considered more affordable, such as Texas, Florida, and the Carolinas, according to a recent United Van Lines report.

During the Great Recession, populations in the Sun Belt saw a decline, but now analysts are saying there’s a renewed “Snow Belt-to-Sun Belt migration pattern,” says William H. Frey, a demographer and senior fellow at The Brookings Institution in Washington, D.C.

Florida is especially feeling a heat wave of new residents. For the first time in nearly a decade, Florida added more people than California between July 2014 and July 2015, according to Census Bureau data. That helped Florida emerge as the third most populous U.S. state, jumping ahead of New York (and following California and Texas).

The annual Well-Being Index by Gallup-Healthways shows the best communities in the company to find happiness by looking at the 190 biggest communities in the U.S. to determine the most comfortable place to call home.

The rankings analyzed five different facets of well-being: purpose (likely to learn new and interesting things), social (having supportive relationships and love in your life), financial (managing your economic life to reduce stress and increase security), community (liking where you live, feeling safe and having pride in your community), and physical (less likely to have depression over their lifetime).

Should home buyers call the listing agent when making a home purchase?

The short answer is NO!

Cape Coral Home Buying TipsBeyond that, let me start by stating the obvious, that all real estate professionals are not created equal. While you certainly may end up dealing with an agent who is helpful and honest, he or she has made a commitment to represent the seller’s best interest in the sale of their home.

It’s like going to court and using the other side’s attorney. Think about it, you just wouldn’t do it! Oh sure, a few buyers believe that if they deal directly with the listing agent, that they will be able to get the home for a lower amount because the agent will reduce their commission with not needing to pay a cooperating broker. While this may occur, don’t count on it! Though regardless, there is still no experienced real estate pro protecting your interest.

In all honesty, many buyers don’t have any idea the ways in which a good experienced real estate professional looks out for their interest in a contract negotiation. Most buyers think that the price is about the only thing in play. Wrong! Every real estate transaction is about price and terms, including timelines for inspections, appraisal, loan approvals etc. My experience tells me that all buyers need guidance. Even those who don’t think they do. Sometimes especially those who don’t think they do!

Bob Ashworth photo cardIn addition, effective negotiating takes practice. Most people buy or sell one or two, maybe three homes in a lifetime. A full time real estate professional is writing and negotiating real estate contracts every week. If you have your thumb on the pulse of the market and negotiate dozens to hundreds of deals every year, go ahead and make an offer with the list agent. Otherwise, tap into the experience of a good buyers agent assist you with your real estate purchase. The best agents of course are the ones who list and sell homes as well as work with buyers to make a purchase. For instance, I use my experience with buyers on other listings to counsel my sellers on the current mindset of the buying public, and vice versa.

As an added bonus, in virtually all cases, including shopping for a builder to build your new construction home whether it be on your own lot, a lot you purchase, or a home in a developing community; your agent’s commission will be paid by the seller, or builder as the case may be. What many people fail to realize is that the Multiple Listing Service or MLS, is the greatest networking platform ever devised. All Realtor listings get uploaded into the MLS by the listing agent, with a cooperating commission amount clearly displayed to any and all other Realtor’s in that area. While the listing agent may not yet have a buyer for that new listing, maybe one of the thousands of agents associated with the MLS is already working with a buyer looking for a home just like that.

So the next time you are going to buy a home, commit yourself to working with a good experienced Realtor. If it’s SW Florida where you’re buying, I’ll be happy to help you. My pledge is that I will never try to sell you a home; I’ll help you buy one. The one that is right for you and your budget.

This particular ad focused on helping people with legal problem while shouldering all the expenses along the way. All of the legal filings, depositions, investigatory work etc. Mr. Morgan claims that he will do all the work necessary to reach successful conclusion to your case, or you owe him nothing!

This is the exact same offer that I pose to everyone of my sellers. I will use my knowledge, skills and experience to market your home. Guide you in contract negotiations, then manage the myriad of items necessary to reach a successful closing on your home, or you owe me nothing!
